Incubate is Landshop’s fractional investment plan where a group of people co-own a property in plots/sqm of land or slots/units of houses and earn from its appreciation.
Incubate allows clients to earn returns by investing in real estate growth rather than outright property ownership. You can incubate in land (plots/sqm) or houses (units/slots). Payouts are available annually, and incubates can run for up to five years.
A simple flow: choose a fraction, select a plan, and earn annual payouts.

When the property appreciates, you earn a guaranteed 70% ROI flat on the appreciation value.
It means you earn a fixed 70% of the property’s value appreciation on your incubated amount, irrespective of circumstance.
If you incubate ₦1,000,000 in a property valued at ₦1,000,000 and it appreciates by 60% to ₦1,600,000, the value gain is ₦600,000. Your ROI is 70% of ₦600,000 = ₦420,000 (plus your seed capital).
